What an Oxford Airbnb Actually Earns on Ole Miss Football Weekends

An Oxford short-term rental earns most of its year on about ten nights, and in 2026 one of our homes booked at $2,284 a night for one of them. That home is a two-bedroom, two-bath condo at The Bluffs, a mile from the University of Mississippi and a few minutes from the Square. It sleeps six. On an ordinary weekend in August it books for a little over $200 a night. These are its actual 2026 bookings, and they explain everything about how a home in Oxford should be run.

The numbers, weekend by weekend

These are confirmed bookings on one home, pulled from our system on September 14, 2026. Nightly figures are the booking total divided by nights, before cleaning and taxes.

  • Ordinary August weekends (July 31, August 9, August 14): $230–272 a night. Two-night stays, parents and campus visits.
  • A three-night midweek in early August: $38 a night. Yes, really. A last-minute gap filled at whatever it would take. That number is in here because owners never see it in a projection.
  • Labor Day weekend (September 4–7): $254 a night, three nights.
  • Charlotte, the home opener (September 11–13): $1,150 a night, two nights, booked well ahead.
  • LSU (September 19): the owner used the home. On the open market this was the most expensive Saturday of the fall in Oxford, and we would put it above the Missouri figure below.
  • Missouri (October 16–18): $2,284 a night, two nights, $4,569 for the weekend.
  • The weekend after (October 22–25, no home game): $355 a night, three nights. Still elevated: fall in Oxford has a floor that summer does not.
  • Georgia (November 6–8): $1,646 a night, two nights, booked before the season started.

Add it up and three football weekends on this home, six nights, produced more revenue than every other booking on it between the end of July and the middle of November combined. That ratio is not unusual for Oxford. It is the market.

What that means if you own here

The spread is the business. The same home is a $150 Tuesday in February and a $2,000 Saturday in October, and both of those prices are correct. The mistake owners make runs in both directions: leaving a marquee Saturday at a rate set in March because it "seemed high," or holding a February weeknight at a football rate until it never books. The $38 night above is what a hole in the calendar costs when nobody is watching it.

The big dates are claimed months out, so the price has to be right early. Georgia was booked before the season started. LSU and the Egg Bowl go the week the schedule is released. If your calendar is not open, priced and listed by spring, those guests book someone else's home and you are left pricing the Wofford weekend.

Ten nights carry the year, which means the other 355 have to be worked, not ignored. Graduation and Double Decker behave like football. Summer is orientation, campus visits and weddings. Winter is business travel and parents. None of it is automatic, and a home that only earns in the fall is leaving a third of its year on the table.

Guests on these weekends are demanding, and the reviews they leave decide next year. A crew paying $4,500 for two nights expects the home to be flawless at 3 p.m. on Friday. Our Oxford home carries a 5.0 rating, and that is not an accident on a weekend like Missouri; it is a cleaning crew that turned the home the same morning and a manager who answered the phone.

How we run it

The home is on Airbnb and Vrbo and on stayca.life, where a direct booking skips the 12–15% platform fee. We handle guests, cleaning, maintenance and reviews, and the owner reads a monthly statement.
