ABOUT THIS SPACE
Step inside to an open great room under a white coffered-beam ceiling — two plush sofas, a big flat-screen TV, and a foosball table that settles arguments before dinner. The kitchen opens straight onto it all: full stainless appliance suite, dishwasher, coffee maker, and everything needed to cook for all 14. Gather at the farmhouse table under the chandelier, or pull a stool up to the live-edge wood bar and keep the cook company.

Check-in is self-service via smart lock: complete our quick digital check-in through our secure partner, Happy Guest, and your unique door code arrives before your 4:00 PM check-in. You'll also get a Guest Portal with a personalized guidebook and our local favorites. There's no host on site, so you'll have complete privacy. Check-out is 10:00 AM, with late options available on request.

PARKING
Park free in the private gravel driveway — room for 3-4 vehicles. There's no garage or EV charger, so plan charging stops elsewhere. Keep the gate clear and stay off the grass. Bringing an RV, boat trailer, or oversized vehicle? Message us before booking and we'll sort out a plan.

HOUSE RULES
We keep it simple so every group has a great stay:
+ Check-in after 4:00 PM, check-out by 10:00 AM
+ Maximum 14 guests; primary renter must be 25 or older
+ Quiet hours 10:00 PM-8:00 AM — our neighbors live here year-round and pool noise carries
+ No parties or events; no smoking indoors (outside the fence only)
+ Up to 2 pets welcome with prior approval and a pet fee
+ Pool & hot tub: no diving, no glass near the water, children supervised at all times
+ Clean the grill after use; on check-out, start the dishes and bag the trash
+ One Ring doorbell camera faces the front door (video/audio); please don't cover it
